MANILA, Philippines — For the second time in as many months, Forbes Magazine recognized Megaworld Corp. President Lourdes Gutierrez-Alfonso, this time for leading the company amid a challenging environment for the real estate sector.

The 61-year-old company executive was included among Forbes’ 50 Over 50 Global list of women leading their organizations and “proving that age is not an impediment to making a lasting impact on the world.”

WASHINGTON – The United States on Friday reported a budget deficit of $1.8 trillion for the past year, widening from 2023’s level on greater spending, including for interest on the public debt.

Authorities have since last month unveiled a raft of measures to kickstart sluggish consumption and address a prolonged and debilitating debt crisis in the country’s colossal property sector.

Appointed in June 2024, Alfonso succeeded billionaire and Megaworld founder Andrew Tan.

She is at the helm of the developer’s mammoth $6.1-billion expansion plan set for the next five years, a task that is seen as a challenge because of tight competition and high interest rates.

“Gutierrez-Alfonso’s new role will be a challenge: borrowing costs remain high while rivals are aggressively constructing hotels in anticipation of a tourism rally,” Forbes said.

Megaworld currently has 35 townships, with two set to launch this year as the company works to build its real estate empire outside Metro Manila.

The new townships will span at least 300 hectares and stand “in key growth areas” in Luzon and the Visayas.

“As we work toward helping cities grow their local economies and provide job opportunities, we are focused on further expanding our township portfolio in the regions,” Alfonso said.

Currently, 69 percent of Megaworld’s townships are located in the provinces.

Last November, Forbes also included Alfonso among the 20 outstanding women leaders in Asia for steering Megaworld at a time of global economic uncertainties.
